January 2021 - Monthly Calgary Real Estate Market Update
January sees highest year-over-year change (+41%) in total residential sales in the past 10 years
New Listings were slighty down year-over-year (-5%); and the lowest January level in the last 10 years.
Inventory saw a large drop (-22% year-over-year) to levels alike 2013. This is probably why we have been seeing increased multiple offers across numerous price ranges and property types.
PRICES
Average and median detached home prices saw an uptick (+3.6% and +4.5% respectively year-over-year), bringing us over the $550,000 level (average) for January.
Semi-detached home average prices saw a slight decrease (-0.7% year over year) and median prices saw a slightly higher decrease (-4.7% year-over-year)
Row home average prices also saw a drop (-3% year-over-year) while the median remained relatively unchanged (+0.2%)
Condo prices had a bounce (+9.6% year-over-year); median also up +4.8% year-over-year.
