February 2021 - Monthly Calgary Real Estate Market Update

TLDR: Everything is up except the monthly condo average price.

February saw the highest monthly sales since 2014 with 1,836 homes sold; a 54% increase compared to last February.

As far as supply goes, 2,848 new listings came on the market; a 13% increase over last February

Inventory is down 20% from last  February (but up ~11% from last month)

PRICES

The average and median prices for Detached homes in Calgary keep climbing and were up 9% and 10% respectively (year-over-year).

Semi-Detached average and median homes prices in Calgary saw the biggest increase amongst property types and were also up significantly; 12% and 27% respectively (year-over-year).

Row homes saw slight increases as well. The average price was up 1.7% and the median price 3.1% year-over-year.

The only property type that saw a decline this month was condominiums. The average condominium price in Calgary dropped 7.3% (year-over-year) and the median condominium price in Calgary also dropped 1.9% (year-over-year)
